60 Days Before the End of the Lease
- Chat with the tenant and determine whether they want to renew the lease.

Two Weeks Before the Move-Out Date
- Post the rental listing.
- Schedule the move-out date and inspection with the tenant.
- Prepare the Move-In/Move-Out Inspection document before the appointment so the tenant can review and sign it immediately.
Move-Out Date
- Prepare a charged device for recording video and taking photos during the inspection.
- Arrive at least 20 minutes before the scheduled meeting.
- Complete the move-out inspection and document the property's condition with photos or video.
- Collect all property belonging to us, including:
- All keys
- Garage door openers
- Pool keys
- Portable air-conditioning units
- Any other property-issued items
- Have the tenant sign the Move-In/Move-Out Inspection document stored in the tenant's file.
Repairs and Security Deposit
- Review the signed move-in/move-out inspection document, photos, videos, lease, and tenant file.
- Identify tenant-responsible damage or other allowable charges. Do not charge the tenant for normal wear and tear.
- Arrange any necessary repairs and collect supporting estimates, invoices, receipts, photos, and other records.
- Prepare an itemized security-deposit statement that clearly explains:
- Each deduction and why it was charged
- The amount of each deduction
- Where the security deposit was applied
- The remaining amount being returned to the former tenant, if any
