Two Weeks Before the Move-Out Date

  1. Post the rental listing.
  2. Schedule the move-out date and inspection with the tenant.
  3. Prepare the Move-In/Move-Out Inspection document before the appointment so the tenant can review and sign it immediately.

Move-Out Date

  1. Prepare a charged device for recording video and taking photos during the inspection.
  2. Arrive at least 20 minutes before the scheduled meeting.
  3. Complete the move-out inspection and document the property's condition with photos or video.
  4. Collect all property belonging to us, including:
  5. Have the tenant sign the Move-In/Move-Out Inspection document stored in the tenant's file.

Repairs and Security Deposit

  1. Review the signed move-in/move-out inspection document, photos, videos, lease, and tenant file.
  2. Identify tenant-responsible damage or other allowable charges. Do not charge the tenant for normal wear and tear.
  3. Arrange any necessary repairs and collect supporting estimates, invoices, receipts, photos, and other records.
