Eviction Process

Before start the the eviction process, make sure the appropriate notices are give to the tenant. Make sure it is sent out through certified mail. Do NOT require receipt signature. Make sure to put the receipt number on the notice.

Once the notice is sent out, go to Rentredi -> Renters(left side bar) -> View All Renters. Find the tenant name, click on it. In the general information, click on "Edit Details". In the "Payments" section, choose "Block Partial Payments". Click "Save Changes".

Contact attorney with email template. Once attorney starts the process, they will file an eviction case from the court. Court case and court date will be assigned to the case. Save the hearing notice under the folder of the tenants.

Attend court hearings. Hearing minute entry will be sent out from court. Save it under the name of the tenant.

Calculate the total amount of debt $X if we waive the following items from the judgement:

For the money Divide the total amount $X by 36 ($X / 36). That would be the monthly payment for the next 3 years. Starting from one month after the move-out date.

Communicate with the tenant and see if they are willing to work with us using template (according to the monthly payment calculated above). Save the move-out date in calendar

If the tenant still does not move out after the date we scheduled with them (if we made an agreement) or ordered by the judge (if there was no agreement made). File a writ of restitution one day after the move-out date from Justice Court. Send it to constable and schedule a time with them. Buy 2 door locks. At the scheduled date and time:

  1. Show up in front of the property with constable officer.
  2. Once the tenant is out, change the locks of the front door and back door while officer is still there.
  3. Take a video of the whole unit.
  4. Once the lock is changed, we will have 14 days to keep the tenants' personal property. Tell the tenant that we will contact them to schedule a date for them to pick up the rest of their items.
  5. Create a task to message tenant to schedule a date to pick up their belongings.
